One visit a month

Every visit is scheduled, every visit is photographed, and the manager gets the report the same day.

  • Trash enclosures: pad and walls pressure washed, degreased and deodorized, loose litter picked up.
  • Pet stations: emptied, relined and restocked with bags, plus spot pickup along common lawns and paths.
  • Breezeways, stairwells and entries: blown down, cobwebs off fixtures and railings, litter sweep of parking edges.
  • Rotating pressure wash: entries, mailbox kiosk, pool deck, walkways, one zone per visit so the whole property cycles through the year.
  • Photo report: before and after of everything we touched, with notes on anything we saw that needs attention.

Add-ons at our standard rates: extra enclosure $60 a month, extra pet station $25 a month, walkway and breezeway washing $0.30 per square foot, building softwash $0.22 per square foot, gutters $2 per linear foot. Single-family HOAs without enclosures get a quarterly common-area program instead, from $450 a visit for entry monuments, mailbox kiosks, sidewalks, clubhouse gutters and windows.

Questions managers ask

Before you add us to the list.

Are you insured, and will you name our entity?

Yes. General liability of $1M per occurrence and $2M aggregate with blanket additional-insured coverage for managers and lessors of premises and a waiver of subrogation. We issue a certificate naming your management company and the ownership entity on request.

How does this fit with our landscaper or porter?

It fills the gap between them. Landscapers do not pressure wash or service enclosures, and porters do not carry the equipment. We coordinate with both so nobody is double-billing the property.

What does the photo report look like?

Before and after photos of every enclosure, station and zone we touched, emailed to the manager the same day with a short note on anything we noticed, such as a leaking dumpster, a broken station or a downspout that needs attention.

Can residents request work on their own unit?

Yes. Residents can book individual services such as window cleaning or gutter cleaning through our residential pricing, and we can offer a community rate if the manager wants to promote it.

What is the commitment?

A 12-month agreement billed monthly, net 30. The first visit is a free assessment with photos so you can see the scope before signing. Every property starts with a one-time reset clean of the enclosures and stations, priced by size.
