Add-ons at our standard rates: extra enclosure $60 a month, extra pet station $25 a month, walkway and breezeway washing $0.30 per square foot, building softwash $0.22 per square foot, gutters $2 per linear foot. Single-family HOAs without enclosures get a quarterly common-area program instead, from $450 a visit for entry monuments, mailbox kiosks, sidewalks, clubhouse gutters and windows.






General liability $1M per occurrence and $2M aggregate. Blanket additional insured for managers and lessors of premises. Waiver of subrogation. Certificate issued in your entity names on request. Net 30 invoicing with the photo report attached.

Yes. General liability of $1M per occurrence and $2M aggregate with blanket additional-insured coverage for managers and lessors of premises and a waiver of subrogation. We issue a certificate naming your management company and the ownership entity on request.
It fills the gap between them. Landscapers do not pressure wash or service enclosures, and porters do not carry the equipment. We coordinate with both so nobody is double-billing the property.
Before and after photos of every enclosure, station and zone we touched, emailed to the manager the same day with a short note on anything we noticed, such as a leaking dumpster, a broken station or a downspout that needs attention.
