Gutter Cleaning in Lake Grove, Lake Oswego: Firs, Gutter Screens, and Why 5-Inch Gutters Overflow Here

Lake Grove is the wooded west side of Lake Oswego: Boones Ferry Road, Bryant, Waluga, the streets around the swim park and Lake Grove Elementary, and the lots that back onto Springbrook and Iron Mountain. It has the heaviest Douglas fir canopy of anywhere we work, and gutters here fill faster than the rest of Lake Oswego. This page covers what that means for cleaning frequency, what happens to gutter screens under those trees, why some big Lake Grove rooflines overflow even when clean, and what a cleaning costs.

Why Lake Grove gutters fill faster than the rest of Lake Oswego

The canopy on the west side of the lake is older and denser than in First Addition or Mountain Park. Streets off Boones Ferry and Bryant, the Waluga neighborhood, and the lots along Iron Mountain and Springbrook Park sit under 100-foot Douglas firs, western red cedar and bigleaf maples, often several within one crown of the roof. Fir needles fall year-round and spike after every east wind. Maple leaves come down in one two-week rush in late October. Cedar sheds fine scale that turns to silt in the trough.

That mix is why a Lake Grove gutter cleaned in October can be running over by April. The needle load does not stop in winter. On the wooded streets we recommend two cleanings a year, and on the more open streets closer to Lake Grove Village and Boones Ferry, one in fall is usually enough. The aerial view from the address tells us which you have before we quote.

Gutter screens and guards in Lake Grove

A lot of Lake Grove homes were fitted with screens or mesh guards by a previous owner. Under this canopy they slow the leaves and do nothing about needles, which fall through screens and mat on top of mesh. The gutter behind a screen packs with needles and shingle grit while looking clean from the driveway, and the first sign is water sheeting off the front edge over the entry in a November storm.

We clean gutters with screens on: lift each panel where it was designed to lift, clear the trough, flush the downspout, reseat the panel. Mesh and helmet-style guards are cleaned from the top and flushed from the downspout end. It adds $50 to $100 to the visit. Cracked or bent sections are photographed for you. Our guide to cleaning gutters with guards under fir needles goes through each type.

5-inch gutters on big Lake Grove rooflines

The larger homes rebuilt on Lake Grove lots in the last twenty years often have long, steep roof planes draining to standard 5-inch gutters with one downspout at the far corner. In an ordinary rain that works. In an atmospheric-river downpour the water reaches the gutter faster than a single 2-by-3 downspout can carry it away, and it overflows at the low corner even when the gutter is spotless. We see it every November and it gets blamed on debris.

The clean tells the story: if the gutter is clear, the downspout flushes freely and it still overflows at one corner in heavy rain, the gutter is undersized or under-drained for the roof plane. The fix is a second downspout, a larger 3-by-4 downspout, or 6-inch gutter on that run. We do not install any of that. We tell you which run it is, with a photo, so a gutter contractor can quote the right thing instead of another cleaning.

Downspouts, buried drains and the swim-park streets

Lake Grove downspouts frequently run into a buried pipe to the curb or a dry well rather than splashing onto the lawn, especially on the sloped lots. A blocked buried drain backs water up the downspout until the gutter overflows, and from the ground it looks identical to a clogged gutter. Every downspout we clean is flushed and watched at the exit. If the water does not come out where it should, we tell you the drain is the problem before you pay for a second cleaning.

On the flat streets around Lake Grove Swim Park and Lake Grove Elementary, the risk is different: gutters pitched nearly level that hold standing water and grow moss. Those get a note about pitch, and the moss is cleared with the debris.

What a Lake Grove gutter cleaning costs

We measure the roofline from the address and price before scheduling. Single-story Lake Grove ranches with open gutters start around $225. Two-story homes with screens, long runs and a heavy needle load run $275 to $350. Roof blow-off, which clears the needles off the roof before they reach the gutter, is the most common add-on for the wooded streets and is priced with the roof plane. The number is confirmed with you before anything goes on the calendar.

Lake Grove is on our regular Lake Oswego and West Linn route, so a fall cleaning is usually scheduled within the week, and a twice-yearly plan gets a fixed price for both visits.

Questions homeowners ask

How much is gutter cleaning in Lake Grove?

Single-story homes with open gutters from about $225; two-story homes with screens and heavy fir needle load from about $275, more if they haven't been cleaned in a while. Measured from the address and confirmed before scheduling.

How often should gutters be cleaned in Lake Grove?

Twice a year on the wooded streets under mature firs (October and late spring), once in fall on the more open streets near Boones Ferry and Lake Grove Village.

Do you clean gutters that have screens or guards?

Yes. Screens are lifted, cleaned, flushed and reseated; mesh and helmet guards are cleaned from the top. It adds $50 to $100. We do not install or repair guards.

Do you install 6-inch or seamless gutters in Lake Grove?

No. We are a cleaning service. When a clean gutter still overflows at one corner in heavy rain, we photograph the run and tell you it is undersized or under-drained so a gutter contractor can quote the right fix.

Do you flush downspouts that drain underground?

Every downspout is flushed and watched at the exit. If a buried drain is blocked, water backs up and overflows the gutter; we tell you it is the drain, not the gutter, before you book another cleaning.

Which streets count as Lake Grove?

The west side of Lake Oswego: Boones Ferry Road, Bryant, Waluga, the streets around Lake Grove Swim Park and Lake Grove Elementary, and the lots along Iron Mountain and Springbrook Park, roughly ZIP 97035. All of Lake Oswego is on our route.
