Driveway Pressure Washing in Happy Valley and Clackamas: Concrete, Asphalt, Pavers, and the Moss That Comes Back

Happy Valley driveways are long, steep and new. Most were poured in the last twenty years, a lot of them stamped, colored or exposed aggregate, and they run downhill toward the street where the north-facing half stays green from November to May. Clackamas mixes those subdivisions with older flat concrete and asphalt approaches under big trees. This page covers how each surface is cleaned without damage, what comes back and how soon, and what a driveway costs by square footage.

What Happy Valley driveways are made of, and why it matters

Subdivisions off Sunnyside, on Scouters Mountain, along 162nd and 172nd and up toward Happy Valley Heights were built with driveways to match the houses: wide, sloped, and often finished with stamped patterns, integral color, or exposed aggregate instead of plain broom-finished concrete. Those finishes look good and clean well, but they punish careless washing. A wand tip held too close to stamped concrete blows the color release out of the pattern and leaves a pale stripe. Exposed aggregate loses stones if the pressure is high enough to undercut the paste around them.

Older Clackamas streets, especially between 82nd and the river and around Clackamas High School, have more plain concrete and a fair amount of asphalt. Asphalt is soft, especially on a warm day, and a pressure washer set for concrete will scar it. Knowing which surface you have before the truck arrives is most of the quote, which is why we look at the driveway from the aerial and Street View first and confirm on arrival.

How each surface is actually cleaned

Concrete, stamped or plain, gets a pre-treatment on green and black growth, then a pass with a rotary surface cleaner that holds two spinning nozzles at a fixed height. The pressure is the same across every inch, so there are no stripes, and the hood keeps most of the dirty water off the garage door and the landscaping. Edges, expansion joints and the apron at the street are detailed with a wand at a safe distance. Oil spots get a degreaser and a second pass; old, deep spots lighten but rarely disappear.

Asphalt is washed at low pressure with a wide fan tip and no surface cleaner, because the cleaner's contact is enough to loosen aggregate on a summer afternoon. We do not put degreaser on asphalt for the same reason it takes tar off your car. Asphalt comes out cleaner but not new, and we say that up front.

Pavers are washed with the surface cleaner at reduced pressure, then left to dry, then swept with polymeric sand and misted to lock the joints. Skipping the sand is the most common way a paver driveway gets ruined by a cheap wash: the joints are empty by July, the pavers shift, and weeds take the gaps.

Moss, black algae and the green half of the driveway

Most Happy Valley and Clackamas driveway calls are about color, not dirt. The half of the slope that faces north or sits under the house shadow turns green in the wet season, and black streaks follow the water path down to the street. That growth is moss, green algae and a black algae called Gloeocapsa. A wash removes it. A post-wash treatment with a surface-safe biocide slows its return from months to a couple of years on the shaded side. We offer the treatment as a line item and skip it on driveways that get full sun.

The same growth shows up on walkways, the front steps and the patio, which are usually added to the driveway visit because the setup is already there and the marginal cost is low.

What a driveway costs in Happy Valley and Clackamas

We price by measured area from the address, not by the hour. A typical two-car Happy Valley driveway with the front walkway is 600 to 900 square feet and lands between $250 and $500. Long sloped three-car driveways, RV pads and driveways with a back turnaround run $500 to $1,000 or more. Paver re-sanding, oil spot treatment and the moss treatment are separate lines so you can see what you are paying for. The quote is confirmed before anything is scheduled.

Timing: late April through June and September through mid-October are the best windows. The concrete dries within a day, the growth is not re-established, and the treatment has time to work before the rain settles in. We do wash in the rainy months when the forecast gives a dry day; the surface just takes longer to show its true color.

Questions homeowners ask

How much does driveway pressure washing cost in Happy Valley?

Most two-car driveways with a walkway are $250 to $500, measured by square feet from the address. Long three-car slopes and RV pads run $500 to $1,000+. Paver sanding, oil treatment and moss treatment are separate line items.

Do you clean asphalt driveways in Happy Valley and Clackamas?

Yes, at low pressure with a wide fan and no degreaser, because high pressure and solvents pull aggregate out of asphalt. It comes out clean but not new, and we tell you that before we start.

Will pressure washing damage stamped or colored concrete?

A wand held close will. A rotary surface cleaner at a fixed height will not, which is why we use one on every stamped, colored and exposed-aggregate driveway.

Do you re-sand pavers after washing?

Yes. Washing empties the joints; polymeric sand is swept back in and misted to lock it. A paver driveway washed without re-sanding shifts and grows weeds within a season.

Why does my driveway turn green on one side every winter?

That side faces north or sits in the house shadow, so it never dries between rains. Moss, green algae and black algae colonize it. A wash removes the growth; a surface treatment slows its return on the shaded half.

Which Happy Valley and Clackamas neighborhoods do you cover?

All of Happy Valley including Scouters Mountain, Happy Valley Heights, Sunnyside, Pleasant Valley and the 162nd to 172nd corridor, and Clackamas from the Town Center area to Clackamas High School and out Sunnyside Road. Damascus and Boring are routed by address.
